Anybody with or knows about local hosting facilities/companies for
co-located servers?

I might need to buy a location for one of my servers within a next few
months.
Some things I would need:
 - Naturally redundant connectivity to the major backbones.
 - Reasonably priced.
 - In emergencies, a physical access to the server (I might use my own
server.)
 - Ability to set up a frame relay with ATT (and possibly with any major
wireless operator.)
(Yes, I know.... 56K frame relay is way out, but that's the only way to
connect to ATT's SMSC. They can do it via regular TCP/IP networks but they
don't want to. They want to leech more money from small businesses.)
